The photographer cannot wait while the homeowner cleans, moves items they do not want photographed, cuts the grass, etc. The home should be ready by the scheduled time of the photo shoot. One good time to come is before or after an open house, when the house is ready for showing.
 
Regardless of when we come, here are a few tips, easy to follow , that will greatly improve the quality of your virtual tour:

  • Be aware that the camera will capture everything and anything that is present in the room - including cleaning equipment left out, children's toys, pet dishes and litter boxes, etc. Anything that the seller does not want in the tour should be removed before the scheduled tour.
  • All rooms must be clean
  • No clutter, no clutter, no clutter
  • Homeowners must remove most of the "imprint" that they have made on their house. Having a few family pictures around is fine, but if their house is a "shrine" to their family – walls full of personal pictures – they should take some steps to depersonalize it. Buyers must be able to envision themselves in the house, which is nearly impossible if everywhere they turn they stare at you! So remove them for the time of the photo shoot.
  • Garage doors should be in the down position with no cars, newspapers, ladders, etc., in the driveway to obstruct the view in the photos.
  • If there is a mailbox in front of the house, make sure that any flyers, notes, coupons, etc. are removed.
  • Make sure the yard is looking its best - grass cut, flower beds weeded, etc.
  • Beds should be made and clutter removed from floors, countertops, decks and patios, sidewalks, etc.
  • Bathrooms should be neat - towels stored neatly, toilet seats down, trash baskets empty, toilet tissue only on holders, shower curtains in the position you desire, etc.
  • Kitchens should look neat and clean - make sure the trash is emptied or removed, refrigerator magnets removed, countertops clean and free of clutter, etc. Remove all appliances from countertops to maximize space. Make sure that all dishes are put away.
  • Swimming pools look best when clean and uncovered. Pool cleaning equipment should be out of sight for the photo shoot.
  • Any indoor plants or trees should be green and healthy appearing.
  • Keep furniture at a bare minimum, so rooms do not appear smaller than they actually are.

 

  • If there are rooms that the seller does not want photographed, the door should be closed with a note on the door stating "do not enter."
  • If the seller owns valuable paintings, artwork, sculptures, gun collections or anything else that they do not wish to be photographed and viewed on the Internet, those items should be removed before the photo shoot.
Any cancellations or rescheduling of photo shoots must be at least 24 hours prior to the scheduled time, or a $35 charge will be assessed.
 
Note that in the case of inclement weather, it may be necessary for us to reschedule the photo shoot to make certain that the photos are of top quality. This will be done at the earliest possible time, but keep in mind that we cannot control the weather (unfortunately)!
 
We can always come back to re-shoot outdoor pictures if needed, for a small fee of $15, to capture the beautiful Kansas blue sky.
